Faster building permissions in Maharashtra

Municipal corporations & councils have been directed to issue building commencement certificate within 30 days and occupancy certificate in 8 days by Maharashtra government.
The government has also appointed designated officers (Assistant Town Planner, Asst Engineer, Jr Engineer) and 1st appellate authority (Town Planner, Dy Engg) and 2nd appellate authority (Dy Director, Asst Director Town planning, City Engineer, Executive Engineer, Chief Officer).
Plinth checking certificate will be provided in 7 days.
NMC to provide fast track approvals to buildings

Government has directed local bodies to do risk based categorization of buildings. Architects & engineers have been empowered to give provisional approval with self-certification to building proposal.
Action may be taken against architect and owner for deviations from sanctioned building plans.
Maharashtra’s UDD has ordered that engineers, licence surveyor and architect are empowered to grant such approval for low risk & moderate risk categories.
Building on plots upto 150 m2 will be in low risk category while 151- 200 m2 plots will come under moderate risk.
For low risk category, site inspections is not necessary by planning authority.
For moderate risk category inspection by planning authority is necessary at plinth level. Concerned architect/ engineer shall apply & the JE shall conduct inspection & prepare report within 48 hrs and certificate of plinth checking shall be granted in 7 days.
